4. Smart Reports & Payment

• Some features on MyXtate, such as smart reports, are paid services
• Once a report is generated, payments are non-refundable unless a system error occurs
• Prices are stated in Ringgit Malaysia (RM) and may include SST, if applicable
• Payment methods may include FPX, debit/credit cards, or other secure gateways

5. DSR Financial Calculator Disclaimer

Our financial tools, including the Debt Service Ratio (DSR) calculator, are for estimation only. They do not guarantee loan approval or financial outcomes. You are advised to consult a licensed financial advisor or banker for official assessments.

6. Account Security

If you create a MyXtate account:- You are responsible for keeping your login details secure.- You must not share your account or use someone else's account.

7. Data Accuracy & Sources

We aim to provide accurate property data based on trusted sources and public records.- However, MyXtate makes no guarantees about the completeness or real-time accuracy of any data.- Final decisions should be based on professional advice or property visits.

8. Refunds & Disputes

Refunds will only be provided if the report fails to generate due to a system error or duplicate transaction.- Disputes must be reported within 7 days of purchase via general@myxtate.com.

Some features on MyXtate may use third-party services such as maps, analytics tools, or payment processors. We are not responsible for the accuracy, reliability, or availability of these external services.

10. Marketing & Communications
